We established 'MICASA' with the desire to make life in Japan more comfortable for everyone, who experience various differences in their daily lives, by allowing them to maintain their familiar lifestyle from their hometowns, at least in their own homes. "MICASA" is a service that allows you to build a house with the floor plan you desire, so that you donʼ t need to adjust your life to the ready-built house. Share your dreams for your living space, and letʼ s build it together.

The roots of MICASA

MICASA is rooted in the phrase「¡ Mi casa es tu casa !」in Spanish, “Feel free to visit our home anytime, just like itʼ s your own home.” We chose this name with the hope that the house would not only be comfortable for you, but also be a pleasant space for those who visit, that it would be a house where you would always want to return, and where visitors would feel they want to come back again as well.
  • This is a semi-custom home service for foreigners who are unable to find a house that matches their needs. Our company handles the construction of 30 ready-built homes annually, mainly in Urayasu City, Ichikawa City in Chiba Prefecture, Edogawa Ward in Tokyo. We constantly acquire land for built-for-sale properties and provide fresh, unpublished information via email. Also, our staff will provide dedicated support until your home is built.
  • MICASA is a membership-based service. Members will receive the latest information on off-market properties and can choose from a wider range of options. The registration process is on page 5. Please complete your registration before the first meeting.
  • We have staffs who can speak English at a conversational level. They will support you with architectural plans and documents related to contracts. For languages other than English, will support you with using translation device to communicate in multiple languages.
  • We provide housing loan support with favorable conditions for foreigners. We will handle the preparation of documents, submission, and all contacts with reputable Japanese banks. We will propose ways to structure your housing loan to minimize the amount of cash you need to prepare.
  • Shuken Group, based in Urayasu City, Chiba Prefecture, is a highly reputable local group of companies with diverse businesses, including real estate, construction, and food services. Our construction capabilities, especially in designing commercial store buildings are highly regarded in Japan, and this DNA lives on in our real estate business.

What earthquake safety measures are in place for the building?
In Japan, there is a law (Building Standards Law) that mandates high earthquak e resistance in construction. Our buildings comply with this law, so you can rest assured.
When do the costs start to incur?
The first payment will be a 5% deposit of the purchase price at the time of the sales contract. The deposit will be applied as part of the purchase price.
Are the documents available in my native language?
The important matters disclosure document and contract, as required by law, are all in Japanese. However, supplementary materials are available in English or other supported languages.
Do the house come with air conditioning, furniture, lighting, and curtains?
No, they are not included. However, some areas, such as downlights, may be included from the design stage. Please ask the staff for details during the design consultation.
Are there any payments other than the purchase price?
Additional fees of approximately 5% to 6%of the purchase price will apply. The amount varies depending on the property, so a detailed statement will be prepared before the purchase.
Can the building design plans be provided in my native language?
Since the design plans are created by Japanese architects and the construction is carried out by Japanese craftsmen, the design plans are in Japanese. However, we will provide language support during the consultation phase.
How do I proceed with the mortgage loan application?
We have partner financial institutions, and our staff will assist you with the process. We are partnered with the3 major banks and over 10 regional banks
Is there a warranty for the building?
Yes, there is. The building undergoes inspection by a third-party organization and is handed over once it passes. The structural components of the building come with a minimum 10-year warranty.
How long will it take to complete the construction?
Depending on the size of the building and the complexity of the construction, the timeline may vary, but the expected completion and move-in date is approximately 5 to 6 months after the sales contract.
Could you tell me about the payment methods?
At the time of the contract, a 5% deposit of the purchase price is required as an earnest payment. The remaining balance will be paid upon completion of the house.
Is there an after-sales service?
Yes, we offer after-sales service. In some cases, early issues may be addressed with free maintenance. For more details, please refer to the 'After-Sales Maintenance Service Warranty'
